Brit Homeowners Borrowing More To Improve Rather Than Move

UK homeowners are increasingly choosing to improve and renovate their current properties instead of moving, according to a new report.

While mortgage costs still remain relatively high, faced with the costs and sheer hassle of relocation, it seems more of us are choosing to follow the mantra ‘improve don’t move’. And we’re finding clever ways to change our homes to suit shifting needs.

The study, from a specialist UK lender, highlights a noticeable rise in the use of secured loans to fund property enhancements without disturbing existing mortgage terms.

Meanwhile, in a single month of 2025 alone, UK web searches for ‘home improvements’ reached 76,000 and, in one quarter of the year, these searches leapt by almost a fifth (19%). Other figures indicate that loans for property improvements represent nearly a tenth (9.7%) of all borrowing, making them the second-most popular reason for taking out a loan.

Home enhancements don’t have to be in the house itself. Improving the outdoor areas at your property boosts its value, with exterior improvements and garden landscaping, for example, potentially adding around 5% to asking price.

You also increase your place’s appeal to prospective buyers and create functional areas for entertaining or relaxing. Plus you can improve your wellbeing by having a personalised sanctuary and forging a stronger connection with the natural world.

Here are some of the more original ideas for improving the outside parts of your home:

1.) Teak Tree benches

A tree bench, also called a tree seat or wraparound bench, fits around a tree’s base. This natural location makes the most of the shade the tree offers, while creating a focal point for the spaces, whether that’s a garden, park or other public area.

Additionally, you enjoy all the advantages of al fresco exercise, with a facility that’s free to use once fitted, with no distance to travel to get there or costly membership fees. What’s more, your whole household will benefit from the whole-body workout this equipment provides, whatever their fitness level.

3.) York stone paving flags

York stone paving flags are fashioned from a long-lasting, naturally weathered sandstone from Yorkshire, where quarries have been worked for centuries.
